Nestled among the natural beauty of wetlands and ponds and just 3/4ths of a mile from the beach, the Salt Pond Community overlooks a mid-length, executive 18-hole golf course, and has a community recreational center, indoor and outdoor pools, tennis courts, a children's play area, and many other amenities. The community consists of single family homes and town homes; many residents are full time while others maintain seasonal homes. Salt Pond is located near Bethany Beach, Delaware, just 15 minutes north of the Delaware and Maryland state borders. Bethany Beach is about midway between the resort communities of Rehoboth Beach, Delaware to the north and Ocean City, Maryland to the south.

2012 BUDGET!!!
There is no increase in the general assessment for 2012. The only increase for 2012 is in the trash assessment to cover the costs for new mandatory trash recycling and yard waste trash services. The trash cost varies depending on the type of unit owned. Some villages trash costs are paid by the association and some by the villages through an additional village trash assessment. This budget only identifies the trash costs paid by the association. The budget process is one of the most challenging tasks for the SPHA Board each year and the Salt Pond Community has an excellent Team in place with everyone contributing great work. The entire Team is dedicated to our community's financial strength.

The 2012-2031 Reserve Study is now available.
Board member Jim Beachboard led a team in the effort of creating the 2012-2031 Reserve Study. The reserve study is updated annually. The 2012 - 2031 Reserve study is divided into three worksheets. The first identifies the Community Center and General reserve categories and the assumptions for each category. The second lists the planned annual capital disbursements for each category. The third states the starting reserve balance for each year, the planned expenditures for that year, and the planned ending balance.

Monday - Friday: 7:00 am - 11:00 am and 3:00 pm - 6:00 pm**
Saturday: 8:00 am - 6:00 pm
Sunday: 9:00 am - 5:00 pm
HOLIDAY HOURS:
* February 20, G.W. Holiday: 8:00 AM - 6 PM
TENNIS COURTS: Daily (See above hours)
Anyone wishing to use a court for play during off hours may obtain a key from the Fitness Center attendant during the hours shown above. Players will return the key to the attendant and are expected to lock the court when play is completed.
INCLIMATE WEATHER
Anytime there is inclimate weather that may cause closure of our facilities, it will be noted on WBOC Emergency Closings. Tune into Mediacom Channel 6 or 806, or check the website at /www.wboc.com/category/50888/closings

RECYCLING UPDATE
Regular Recycling pickup continues to be
Every Other FRIDAY in 2012.
Beginning on January 13, 2012
Please remember, yard waste can no longer be put with your normal household refuse. Nor can it be put with your normal recycling materials. A new Yard Waste Schedule for 2012 is currently being worked on and will published when available..

SPHA Official Business Email Program
The State of Delaware requires the SPHA to have a signed document granting permission to send official business correspondence to homeowners via email. While this permission was not required in the past to send items such as updates and newsletters, it is now mandatory for us to begin sending "official" documents. This kind of correspondence is mainly for those items specified in our By-laws such as Annual Meeting Notices, Proxy information, etc. Please consider signing up for this program. Not only will you help your SPHA to save money on postage, but you will help save a few trees in the process!.

Planning a new home construction or home improvement project to your existing Salt Pond home? You will want to reference this updated document just released by the ARC. The ARC endeavors to ensure that new construction and home improvements are consistent with conditions, Covenants, Bylaws, and Restrictions of The Salt Pond. (Copies of which should be provided by each owner to their builder and or architect and are available through the SPHA Management Office and on the SPHA website.)
